MANY WAYS TO PROSPER IN THIS BUSINESS
There are many different roadways to success in
this
business. The purpose of this newsletter is to explore just a few of
them.
There are many more techniques, ideas, and formulas that work.
-
Attending tax forfeited land auctions and
acquiring deeds
to real property for pennies on the dollar. Kansas still has many tax
forfeited
land auctions where there is no minimum bid. There are 102 counties in
this state and you can find a tax sale somewhere in this state about at
least once and sometimes several in one week. There are similar
situations
in many other states.
- Investing in government issued tax lien
certificates.
You potential yield can be enormous. If you are interested in a very
high
yield with the a high possibility that your tax lien certificate will
be
redeem, I suggest that you invest in tax lien certificates on occupied
single family residences. These properties can be easily identified by
a simple inspection of the tax assessment rolls. Many of these are tax
rolls are now accessible over the internet. Just go to

Iowa, having their sales this month pay 2% per month interest. Illinois
provides a penalty of 18% per six month period on certificates on
non-farm
land. Georgia provides a penalty of 20% on tax lien certificates even
if
redeemed during the next day of the tax lien certificate sale. Florida
pays 18%, Arizona 16%, and even Colorado is 9% over and above the prime
interest rate.
- Acquiring "struck-off" properties, county held
properties,
School district "trust" properties, and state held properties by simply
mailing in your bid on these properties. This technique is available in
practically every state and can generate tremendous profits. Each of
our
state manuals contain the pertinent states relating to these types of
properties
and where and how to acquire them. I have acquired hundreds of lots of
as little as $5.00 each simply by mailing in offers by mail. I have
also
paid more and acquired some very valuable properties. You can spend as
little or as much as you want. A huge variety of properties are
available.
- Obtaining lists of delinquent property owners
and buying
direct from those who cannot or have not intention of redeeming is a
highly
profitable technique. Just look at the many success stories at

You will quickly see how many of our customers are making their
fortunes
just using this one technique which is thoroughly explained in each of
out state manuals. It has worked well in every state that it has been
utilized.
Each of our state manuals explains this technique and provides you will
time tested and proven form letters and enclosures to utilize this
method.
- If you have little or no money. Try being a
FINDER. Just
locate one or two investors that will give you a substantial fee for
finding
bargain properties.
- Buying assignments of tax lien certificates
from the county
or municipality just a month or two prior to the expiration of the time
allow for redemption or even after the time for redemption has expired.
Then you foreclose immediately and apply for a deed to the property.
- Buy assignments of tax lien certificates from
instructional
investors who invest millions of dollars in this type of investment.
They
are basically interested in receiving interest and not the property.
Buy
just before or after the redemption period has expired. This is
basically
the same as No. 6, but you can problem acquire a slightly better grade
of property.
- If you have limited resources try inspecting
and locating
the tax forfeited land properties for others who are willing to invest
and give you a reasonable fee for your research. We have one customer
in
Oklahoma who hates to do research but has others do it for him for a
percentage
of the profits.
